Oxenwood Real Estate has completed an extensive refurbishment of a 326,000sq ft warehouse at Derby Commercial Park which is now ready for occupation.
The multi-million pound programme has seen OXW326 incorporate a number of sustainable features and is rated EPC A.
The 326,243 sq ft boasts 15m clear eaves height, LED lighting, a 55m service yard as well as an integrated sprinkler system. There’s also 18,500 sq ft of office accommodation throughout the building including a transport hub facility. Neighbouring occupiers include third party logistics suppliers like CH Robinson and GXO, as well as food firms Greggs and Hello Fresh and retailer JD Sports.
Stewart Little, CEO of Oxenwood said: “Following a comprehensive refurbishment of the building to a grade A specification, the building will appeal to a wider range of occupiers seeking a prime midlands location and modern, efficient accommodation.”
Located 6 miles from the M1 and just outside Derby city centre, the facility also provides easy access to East Midlands Airport and East Midlands Gateway Freight Terminal.
Tim Harding, Director in Colliers Industrial & Logistics team added: “OXW 326 offers a superb opportunity to occupy a prime, high quality facility in the Midlands with access to a vast labour pool. Take-up in the East Midlands so far this year is testament to the continued appeal of the location to occupiers, with Colliers tracking 23% of total take-up above 100,000 sq ft within the region in H1 2025. With the planned investment going into the East Midlands Freeport and the East Midlands Airport upgrades, we expect this region to continue to perform strongly.”
